PRECISION WATCHES, 1612 N. BETHLEHEM PIKE, LOWER GWYNEDD, PA – 10K SF, NEW CONSTRUCTION, FREE STANDING, 16 MONTHS CONSTRUCTION
Trinity Construction was brought in to replace a general contractor who was unable to obtain final permits and township approval to commence construction on a three-story, 10,000-square-foot, one of a kind luxury retail watch store in Lower Gwynedd, PA. Trinity assisted the owner with completing architectural and engineering design, value engineering, and mobilized a team to brake ground as soon as permits were obtained.
Construction is expected to be completed in the Summer of 2024.
BRIDGESTONE ESTATES, 285 BRIDGESTONE DRIVE, FEASTERVILLE, PA – 20,000 TOTAL RESIDENTIAL SF, NEW CONSTRUCTION
Trinity Construction is preparing to begin construction on a five-lot subdivision situated on a wooded 10-acre parcel in Northampton Township, Bucks County. The Bridgestone Drive project will feature 5 custom single-family homes located on a private road and ranging in size from 4,200 – 5,900 square feet on lot sizes from ¾ acres to 3 acres. These homes are located in the award-winning and highly sought-after Council Rock School District.
THE WASHINGTON, 2224-50 GERMANTOWN AVE, PHILADELPHIA, PA – 120,000 SF, NEW CONSTRUCTION, 72 RESIDENTIAL UNITS, 50 PARKING SPACES, 16,000 SF COMMERCIAL SPACE, 20 MONTHS CONSTRUCTION
The Washington Apartment – situated on a triangular land parcel the corner Germantown Avenue, 7th Street, and W. Dauphin Street, the building consists of seventy-two (72) one and two-bedroom apartments, 16,000 square feet of retail space, and 50 sub-terranean garage parking spots. The property is located in a rapidly growing neighborhood of North Philadelphia between Temple University, East Kensington, and Fishtown. This ground-up, new construction development includes amenities such as game room/lounge, green roof with unobstructed Center City views, a gym, and gated/secured parking.
PALETOWN RD DEVELOPMENT, QUAKERTOWN, PA – 38 HOME SUBDIVISION – PRE-DEVELOPMENT AND PERMITTING
In 2021, Trinity Realty was approached by our construction lender to assist them in the disposition of a property they acquired after many years of foreclosure litigation with their borrower. The 21-acre parcel, located in Richland Township, PA, was originally approved in the 1980s as a single family residential subdivision, but never materialized due to market conditions which caused borrower hardship and eventual bankruptcy. In 2022, Trinity formally acquired the parcel from the bank and began to work on reviving the subdivision approvals with the township and taking the property through the entitlement and land development process. Along the way, Trinity was approached by Toll Brothers and agreed to sell the property once all approvals and permits to break ground were in place. Trinity proceeded to take the project through all local and state permitting and the property was sold in the fall of 2023.
918 N BROAD STREET, PHILADELPHIA, PA – 35,000 SF, NEW CONSTRUCTION, 49 RESIDENTIAL UNITS, 3 PARKING SPACES, 3,300 SF COMMERCIAL SPACE, 18 MONTHS CONSTRUCTION
Situated just south of the Broad and Girard intersection, Trinity is constructing an 8-story, 49 unit mixed-use apartment building with 3,200 square feet of commercial space on the ground floor and 3 off-street parking spots. Given the project’s height, the lower three levels needed to have a non-combustible structure and therefore was built out of concrete. The project is nearing completion and a CO is anticipated in the summer of 2024
3410 PAPER MILL RD, HUNTINGDON VALLEY, PA – 12,000 SINGLE FAMILY HOME, NEW CONSTRUCTION
Trinity was brought in at the framing stages of a large estate home in sought after Huntingdon Valley, PA to execute on the construction of the home and assist with site development, utilities, and design.
